A Written Plan Before A Price
The first step is a paid Property Evaluation and Project Consultation. Josh spends one to two hours on the property reading elevation, soil, drainage, sun, and how you already use the space. After the consultation, we email you a written scope, scale, and budget report that belongs to you. That report gives you something concrete to make decisions from at the point where changes still cost nothing.
The Whole Yard On One Drawing
Andrew draws pool, patio, structures, lighting, planting, and grade together. Utilities and lighting runs share trenches with the pool plumbing, so the finished patio stays intact. 3D visualization lets you judge scale and sightlines before a machine arrives, which is where most of the expensive surprises get caught.
Materials Walked With You
Stone, coping, counters, and finishes get selected against the house and the pool deck, in person, with Josh. Sean's masonry work carries the install. Boulder size, seam direction, and how each piece meets the next are decided on site while the stone can still be moved.
We Maintain What We Build
Luck Lagoons services the pools, ponds, and water features we install. Equipment is placed for access during design, because the people making that decision are the ones who will be coming back to it. Jarred also keeps koi and goldfish stock, so stocking guidance comes from the same team.

Josh and Andrew take on a limited number of full-property builds annually. That keeps Josh on site through construction and keeps the crew that started your project on it through final planting.

A pool contractor typically delivers the shell and the deck. Our team carries grade, drainage, hardscape, structures, lighting, and planting through the same plan and the same crew.

The $200 fee covers one to two hours of Josh's time on your property and the written scope, scale, and budget report you keep afterward. Josh brings value, experience, creative ideas in real time. It is a deliverable rather than a sales call, and it gives both sides a clear read on whether the project is a fit before anyone commits further.

Josh stays your contact from the first site visit through final walkthrough, and he is on site during construction. Andrew handles design questions as they come up. You are not handed between account managers partway through.
