The Property Evaluation & Project Consultation is one to two hours on your property with Josh and Andrew. You leave with a written scope, scale, and budget report that is yours to keep.

Grade, drainage, patios, pool house, kitchen, lighting, planting, and the pool or pond get drawn together, in the right order, before a machine ever shows up.
We only maintain what we build.
That is not a limitation. It is why the project still looks right in year 10.

The pool comes first, because a pool is the easy thing to picture. Then the concrete. Then somebody calls a landscaper in August to make sense of whatever is left.
By then the decisions are already made. Elevation, drainage, how the deck meets the house, where there is room left for anything else. All of it settled the moment the hole was dug, whether anyone meant to settle it or not.

Josh Luck started this company the week he turned 18, with 400 flyers and an LLC he filed himself. His girlfriend helped him hand them out. She is his wife now. That company is Luck Lagoons & Landscaping, formerly Luck Landscaping.
A lifetime around construction taught him where the shortcuts hide, close enough and long enough to spot them before they are poured. He took one rule from his mother: you love people and do right by them, and built another rule of his own: how you do one thing is how you do everything.
Two decades later he designs alongside Andrew Leonard, an award-winning designer with 30 years behind him. Between them, 50 years walk onto every property. His oldest son already works alongside him.

This is the majority of every project and where Andrew Leonard's thirty years show up most. The water anchors the property. This is the part you live in, and it gets the same design attention, the same materials standard, and the same crew.

Every project starts here, and it costs $200. Josh spends one to two hours on your property, listens to how you want to live out there, and flags the problems most people do not find until they are expensive.
You leave with a written scope, scale, and budget report. Real numbers, real constraints, real options.
2. Design & Visualization
Water goes on the page first. Grade, drainage, patios, kitchen, lighting, and planting get drawn around it as one property instead of five separate quotes.
Layout, scale, materials, and flow all get settled here, on paper, where changes are free.
3. Collaboration & Planning
Josh does not hand you a plan and wait for a signature. Details get refined, tradeoffs get priced, and scope gets shaped to the investment you are comfortable with.
Projects this size are not decided in one meeting. They get built one honest conversation at a time.
4. We Build It. Then You Stop Thinking About It.
Same team and the same design intent, from excavation through the final planting. Josh is on site. Andrew is on site.
Then one evening you walk out the back door, and the yard is just yours.

Both, by design. Luck Lagoons leads with water because it sets the terms for everything else on a property, but the majority of every project is patios, kitchens, lighting, planting, hardscape, grading, and drainage. Andrew Leonard brings thirty years of award-winning landscape design to that work.

Not typically. Luck Lagoons takes on a limited number of full-property builds each year, and the value of the process comes from designing the whole site at once. For smaller scopes, Josh is glad to recommend someone.

Design and planning generally run several weeks to a few months depending on complexity. Construction is scheduled around permitting, engineering, materials, and the Ohio season. Those timelines are set in the consultation rather than discovered halfway through, and most projects benefit from starting earlier than expected.

Toledo and the surrounding Northwest Ohio communities, including Sylvania, Perrysburg, Maumee, Ottawa Hills, Waterville, and Monclova. Projects outside that radius are considered when the scope and fit are right.
