1. Property Evaluation & Project Consultation
Josh spends one to two hours walking the property, asking where you actually spend time outside and where you would if the yard let you. Grade, drainage, and sun all get read on that walk. You leave with a written scope, scale, and budget report.
2. Design
Andrew Leonard draws the whole property at once: patios, structures, kitchen, lighting, planting, and grading on one plan. That is the difference between a yard that works and five projects that happen to share a fence line.
3. Construction
Masonry, carpentry, electrical, and planting all run in sequence under one schedule, so the patio isn't torn up to run a light line and the plantings aren't going in around a crew that hasn't finished.
4. Final walkthrough
You walk the property together in the evening, with the lighting on, because that is when most of these spaces actually get used.
